ARCHITECTURAL DESIGNER Architectural Designer/ Construction & Staging Specialist

DESIGN / DRAFTING

1st MEETING  Topic:   Discussion about what you want to do or change. Make appointment to meet you at your project location.

2nd MEETING  Topic:   Physical survey of your project. First I listen to what you want to do or change. Once I get input from you and your significant other I will give you my input. My input is based on the following:

(a)                What each one of you want to *do* or *change*

(b)               Your budget

(c)                Materials that you intend to use

(d)               If you plan to live at the project site while under construction

(e)                Determine how you will go about doing, and/or hiring the construction work to be done

(f)                Designing improvements and concepts that are the best solutions and compatible with the existing home plan

(g)                Creating designs that you will love while giving you the best return on your investment upon resale

(h)                Take advantage of the best views, solar and lighting orientation

At this point you choose to;

OPTION 1:       Hire me to go to work on drawing up the design(s) that I have described. You decide if you want me to do this BY-THE-HOUR or a fixed price BY-THE-PROJECT.

OPTION 2:       You can use the input that I have described and draw the plans yourself 

3rd MEETING      . . .    OPTION 1:

Topic:   I meet you at the project site to review the plan design drawings. These drawings provide you with enough detail to discuss the changes to help you see, feel and best visualize these new features and/or changes.

Once we thoroughly review this I go back to the drawing board to make any changes and finalize the drawings.

 

STAGING SPECIALIST  

*Homeowner's maintaining* the creation of a *BUYER READY* property . . .  Critical Staging Factors, Staging Benefits and Feng Shui

The resemblance between Architectural Design and Staging your home may seem like one-in-the-same. Keep these differences in mind: Architectural Design changes the property's construction and may or may not be for the purpose of immediate resell at the completion of construction. Staging your home is for the specific intention ... to sell your home or stage it for a specific party or event.

CONSTRUCTION SPECIALIST

SELECTING . . . Contractors & Materials

SELECTING CONTRACTORS This c an be a daunting task if you are not accustomed to working with contractors. It involves many considerations including, but not limited to affordability, timeliness and compatibility with other subs, suppliers and the owners. Much depends on the confidence that the contractor, and/or sub-contractors have in the owners. I am skilled at working with the contractors, owners and owner/builders. I help everyone work the best with each other. I do this through clear communication, organization, customized construction procedure for your particular project, payment draw systems, proof of insurance, lien releases including multiple bidding for materials and labor costs (Description of Materials). Prepare all that is required to obtain the building permit including well water and waste disposal systems, soils, civil, and structural engineering, association approvals. In the event that you are seeking a construction loan I also prepare a lender package of all of the documentation that the lender will require for your ‘proposed construction.’

SELECTING MATERIALS Considerations for material selections include costs of the materials, variation of the material, availability and timeliness, installation feasibility, décor coordination, compatibility, expected wear & tear, care & maintenance and replacement & warranties.

BID NEGOTIATIONS

The bids will only be as accurate as the plans are detailed. Add clear communication, organization, customized construction procedure for your particular project, payment draw systems, proof of insurance & lien release forms for your contractors and material suppliers, including multiple bidding for materials and labor costs assuring you that you will have the best contractors, materials and prices for your entire project without the pitfalls.

I also prepare all that is required to obtain the building permit including well water and waste disposal systems, soils, civil, and structural engineering, energy efficiency systems, engineered wiring for every possible technology use and association approvals.

In the event that you are seeking a construction loan I also prepare a lender package of all of the documentation that the lender will require for your ‘proposed construction.’

IN-PROGRESS CONSULTING

Through-out any process of your design and/or construction of your project you can call me in for advice. I will help you oversee the progress and how to proceed whether you are managing everything on your own, or want me to inspect the project for accuracy and workmanship.

FEASIBILITY . . . Pre-purchase study & Pre-project review

Before buying a home-site or an existing home, condo or town-home we can bounce ideas around about designing a new home or remodeling an existing one to get a general idea about the cost and effort that would be involved. This is a process that gets you real about what will actually work and generally cost, then weigh this information against other properties. When considering everything, this will insure you that you make the best decision for you.
