National Statistics       The National Association of Home Builders (nahb.org) estimates 26 million homes are remodeled yearly via 44 million projects. This is one in four homes in America, and in most cases it is a different one in four each year.hgtv media page.jpg

The Census Bureau reports the most popular remodeling projects involve kitchens and bathrooms.

NAHB says 24% of all remodeling projects involve at least one improvement that relates to aging home owners.

The NAHB also estimates more than 400,000 custom homes are built each year.

Most homeowners planning remodeling projects spend up to a year researching and deciding what features to include in their projects. They each invest hundreds of hours and hundreds of dollars in that research through TV shows, magazines and books, home and garden shows, model homes, home tours and real estate open houses. That same survey reported that owners planning custom homes most often spend two to three years researching and deciding what features to include in their future homes.

National Trends  The heightened importance of nesting and home-based creature comforts in the aftermath of 9/11. People are spending more time at home, and wanting that time to be enjoyable.

Families seeking features that make their busy lives easier and more efficient.

The importance of home improvements that specifically increase a home’s value and resale appeal.

The aging population, coupled with the motivation to remodel in order to be able to remain in one’s home as one ages.

Homeowners are seeking practical, innovative, affordable solutions to get the best out of their real estate investments.

Small is Beautiful ... down sizing the home will be sweetened through the use of mirrors to enlarge, brighten and glamorize everything in your life.

Outdoor spaces will be used as extensions of the indoor living spaces, providing private, maintenance-free, elegant entertainment spaces that also nurture the sole of family and friends.

Homeowners want to commune, not cocoon, thereby welcoming visitors into their *open spaces*, not to retreat into private ones.

Home is where the 'Heart & Home Business' is ... with the Internet and the entrepreneurial spirit of ever more people the home must serve both needs.

The more hostile the world becomes the more important home ownership is and will continue to become. Higher interest rates or more costly home prices won't stop people from owning their home, they will down size instead.

Home space planning will change dramatically by exchanging the 'occasional-use spaces' for 'multi-use spaces' getting total use of smaller home sizes.

With home prices and possibly interest rates expected to trend upwards more people will opt to stay put and remodel or re-beautify their home on a 'pay-as-you-go' basis. Focusing on 'what-you-want' as opposed to doing'what's-best-for-resale.' Spending about 80% on improvements and 20% on maintenance and repairs. The line between these can be arbitrary; for example, a roof replacement is considered an improvement. Improvements begin once a dwelling reaches 10 years old. Usually, starting with roof repairs, kitchen and baths. Another "improvement" in high demand is re-creating outdoor spaces that become extensions of the indoor spaces.
