      • Construction Specialist: (not to be confused with the services that a Home or Building Inspector performs)
        • Homes Evaluating the feasibility of your project *before* you buy, sell, or lease option.
        • Land/Lots Evaluating the feasibility of the project *before* you buy or sell.
        • Placement of your Home, guest houses, off-site improvements, and other specifications associated with your project.              
        • Land / Lot splits compliant with zoning and codes, feasible provisions for utility services including the water and wastewater 'on' or  'off-site' facilities.  This includes all city, county and/or Department of Real Estate compliance, approvals and recording of the final documents. On splits that require grading or excavating for retaining walls and/or driveways Linda brings in her sources of licensed sub-contractors that she has worked with over the years to provide specifications of the work to be performed, bids and time-frame to get the work done. Many times doing a little clean-up grading, or solving challenges before you build or sell is well worth the time and money invested. Scope of Services   
      • Staging Specialist:
        • Staging =  *Homeowner's Maintaining* the creation of a *BUYER READY* property.  
        • The resemblance between Architectural Design and Staging your home may seem like one-in-the-same. Keep these differences in mind: Architectural Design changes the property's construction and may or may not be for the purpose of immediate resell at the completion of construction. Staging your home is for the specific intention ... to sell your home or stage it for a specific party or event.
        • Critical Staging Factors: (1) Curb appeal, (2) First impression as you walk through the front door, (3) Flooring, (4) Colors, (5) Lighting, (6) Pets, Kids and Clutter, (7) Focal points and accessories, (8) Furniture placement. 
        • Staging Benefits: When applying the right improvements to your specific staging needs: (1) The cost of *staging* your home is usually less than the cost of your first 'price reduction.' (2) Professional photos for Internet and print media marketing, (3) Realtors will show your property first because of the strong buyer appeal, (4) Home Inspectors and Real Estate Appraisers we see your home as well taken care of and worth more, (5) Average (DOM) days-on-market is reduced to one third, (6) Average sales price increased five percent. 
        • If staged effectively the goal is to get a two dollars return for every one dollar invested. In a Buyer's Market or Balanced Market it is not always possible to sell your house AND (a) expect your price, (b) continue living the way you want or need to and (c) sell it right away. If you are serious about selling your house something must give. I am skilled at helping you make decisions that fit your whole life including those in it.

        • Feng Shui: I utilize the subtle energy referred to as 'the art of placement' in all of my designs. I do this from both my academic training and intuitive sense. Clients that are seeking assurance that the Feng Shui is indeed correct I encourage them to consult with those that they trust, as Feng Shui is very subjective.
